One of the most common questions we get asked at Country Garden Rooms is: “How much will a garden room cost?” It’s a fair (and important!) question, and the honest answer is: it depends on a range of factors. A garden room can be a significant investment for many and the final cost will reflect the size, materials, custom features and quality of the build.
What Should You Expect to Pay?
As a premium supplier of bespoke garden rooms our prices range from £15,950 but this very much depends on the size and specification of your garden room.
- Smaller garden rooms (6–8m²): from around £16,000
- Medium rooms (10–12m²): in the mid £20,000s
- Larger or fully custom garden rooms (18–24m²): typically from £30,000 to £37,000+
We offer a variety of finishes and internal options, so there is flexibility to match your vision and budget. All of our prices include VAT, delivery and installation and we would recommend checking this with our suppliers when comparing costs and service.
Why We’re Not the Cheapest
If you’re searching for garden rooms online, you’re likely to come across a wide range of prices and the differences are not always clear or, there may be some hidden costs. The simple truth is: not all garden rooms are built the same. We don’t aim to be the cheapest, we aim to be the best.
Our builds include:
- A full 10-year structural guarantee
- Expert in-house installation teams
- Premium insulation: 100mm in the roof, 40mm in the walls, 25mm in the floor
- Durable EPDM rubber roofing for long-lasting weather resistance
- High-quality cladding options like Scandinavian Redwood, Marley Board or Western Red Cedar
- Tailored design service, including a free 3D model so you can visualise your garden room before we build it
- Private appointments at our Somerset-based show site, where you can explore finishes and ask questions face to face. Nothing is too much trouble for our team.
What’s Included in the Price?
A Country Garden Room comes as a turnkey solution. That means everything you need is included in the price:
- Full installation by our experienced team
- Composite or pegged base system (depending on model)
- EPDM roof
- Glazed French, sliding or standard doors
- At least two windows (varies by size)
- Full internal electrics: LED spotlights, double plug sockets, dimmer switch and consumer unit
- Laminate flooring (choice of 5 colours)
- Internal painting (your choice of colour)
- External stain or treatment for redwood / cedar garden room options
So when we talk about price, it’s not just the shell of a building. It’s a fully completed, insulated and decorated space that’s ready to use from the moment we leave your property.
What Affects the Cost of a Garden Room?
Here are some of the key factors that influence the total price:
- Size: Larger rooms naturally cost more in materials, labour and time
- Cladding: Cedar is premium; Marley Board is low-maintenance and modern; Redwood is cost-effective
- Custom interiors: Think built-in bars, storage or bespoke seating options
- Base requirements: We handle all standard bases, but unusual terrain or access might require additional work
- Location & access: Installation costs are affected by how easily we can reach the build site
Whilst cost may affect your garden room deisgn, we offer bespoke designs for those wanting something completely unique. Just let us know what you’re looking for and we’ll bring your vision to life.
Garden Room vs Extension: A Cost Comparison
If you’re weighing up a garden room versus a traditional home extension, there are a few key considerations:
Feature | Garden Room | Home Extension |
---|---|---|
Average Cost | £16,000–£37,000+ | £50,000–£100,000+ |
Planning Permission | Often not required (see below) | Usually required |
Build Time | 3–7 days installation | Several months |
Connection to House | Separate, detached | Integrated |
Privacy | High – a separate, calm space | Lower, part of main home |
Many people are surprised to learn that garden rooms often do not require planning permission, provided they meet certain criteria (usually under 2.5m high, and not used for sleeping). That means less stress, fewer delays and no need to navigate complex red tape.
Value Beyond the Price
A garden room isn’t just an investment in square footage. It’s an investment in your lifestyle.
Whether it becomes your new home office, creative studio, teenage den, gym or garden bar, it offers a flexible space that adapts to your changing needs. Our clients often tell us their garden room has transformed how they use their home and outdoor space.
